Did you check for a leak?

    What are your light_environment settings?

If youve checked for a leak already then it might just be too fast lighting.
First make sure each prop has lightmaps enabled.
Next when compiling for a final version release use really high quality lighting.
If all else fails just use a light entity.
    Dark areas don't play well.

The issue with the props is that by default the lighting compiler uses the worst lighting possible for props. For more info, check this out.

The issue with the rest of the lighting might be your light_environment settings. Please post them.

oh god please no. prop lightmaps bloat filesize massively, only use them where the trade-off is justified.

to expand a little; take a look through this article.
