I had -StaticPropLighting, but it didn't help. Then i tried to add -StaticPropPolys -TextureShadows and i think it fixed it now.
Thanks for tip with info_lighting anyway!
A final part of level on my payload map, finally textured the whole thing. It remains only to make a background on the entire map, which is a ton of work, and to think through everything in more detail, rethink on some points.
A jungle-themed map made for 72hr jam. Still need a lot of detail work.
I will work on this after the jam is over too.
I used a Ultimate Mapping Resource Pack by a Boojum Snark and Sean "heyo" Cutino's jungle assets for this map.

I worked for several months on my payload map, and finally, one of five parts of map received some textures and props. I think I’m missing some lighting, but for now it looks like this (still not yet made interior and houses on the other side of the fence)
