Annoying visual problems

1: There seems to be some sort of a draw distance problem with the map, as stuff disappears when you move away from them far enough:

Someone told me this is a visleaf problem, but it doesn't really seem like it, or if it is, I have no idea how to fix it

2: When optimizing the map with skybox brushes, they leave these ugly... holes in walls:

I know they can be used without this happening, but how exactly?

The buildings you are referring to in Badwater are probably func_detailed.
