The second picture is interesting, it shows only partially black 'n pink.
enter this in console(not at the same time)
mat_specular 0
buildcubemaps
mat_specular 1
changelevel mapname
mat_reloadallmaterials
where you should put a different map than yours in the place of "mapname" and after that switch back to your own map. Mat_specular 0 makes sure that the checkers aren't rendered while building the cubemaps.
