The application has very from rate. Doing anything like navigating or make brushes is laggy. How can it be fixed?

Sometimes I have problems with this BUTTON... make sure it is not enabled.

Exit out of some windows usually makes the lag go away. Things I found out that can lag out hammer is TF2 or Counter Strike when it’s running in the background while you’re on Hammer.

In Tools > Options, turn off "Draw Vertices", it'll give a big performance boost, at least when using the 2D views.

Press 1 to decrease draw distance. Press 2 to increase it. Also helps a lot at times when you dont need to see far and map is big.

Use visgroups to turn off currently useless geometry. Even the automatic ones can help drastically.
