I need a large sign saying something along the lines of this:

Just make the white transparent and there you have an alpha placeholder.

That brush work looks pretty bad. Looks like you are working on too small grid size, or off-grid. Personally I wouldn't put effort into helping you when your brush work looks awful. You better try using workaround instead of wishing for fiting models. Just use a big BLU-sign overlay instead and come ask for custom models when you can show that your map is worth the effort.

It's not a bad grid size, it's just how my map is done. That building is in very early developement, and I made it about 15 minutes before asking here. The grid size is fine, it is just zoomed out so the auto adjust has made it visually larger

I think the problem is the roof and how its lines (edges) aren´t in the same place as the building´s. Try using the clipping tool to cut the roof around the building´s shape.

it's perfectly fine in hammer, it's just the actual angle doesn't fully show what's going on with the roof and the building

brushes on the left of the building also look like they were done on a too small grid size.You really need to develope a little OCD and adjust brushes more on bigger gridsizes. Map will be easier to edit and optimize

I make up in the OCD department by fully texturing and detailing every single section of map I make, doesn't matter if it is temporary.
