You can't just fill every doorway, you need to close up an are with them, just like you would try to seal your map, to don't get a leak.

load the point file and a red line will appear showing you how it's not sealed

You should look some of the decompiled maps or the examples in the sdk directory for some help on how areaportals are placed in those.

This is a bad example but if you have a house with 4 windows and 1 doorway, you need to have those sealed with areaportals. This way you have a house as 1 area.

Think of an area portal'd area as it's own map, and the rest of the map as the void. You need to seal it off just the same, the only difference being with more area portals.

Area portals work by cordoning off 'areas' that can only see each other though an area portal brush. If this isn't the case it'll cause an area portal leak. The best way to visualize this is by thinking of a line that starts on one edge of can touch the other ed the area portal brush. If that line can touch the other side of the area portal brush then it will leak. If you compile an you do get an area portal leak, you can use the load point file to find it. The Point file line will show you how the area portal is touching it's other side.
Keep in mind that the area portal brush has to fill up the doorway or window that it's in. You should also make sure that the area portal is set to the always open state by default.

Also keep in mind that only world brushes seal area portal areas. If you have a window frame with a func_detailed brush for some detailing or if you have used a model for the door/window frame you should have the areaportal touch the world brush "frame" that window/door is in. Best you can do is turn off models/func_detail so you'll have a raw skeleton of the building and seal the building with areaportals with the models and brush entities disabled.
