Reverse fade?

I'm trying to make a model fade when a player gets near it, and have that faded prop only appear faded for that player.

So basically the distance fade in reverse.

I see that there's a fade near option in dynamic props, but haven't been able to get it to work.

Any input is greatly appreciated.

Best thing to do might be to make it a custom model with a material that has proxies on it, similar to how the floating no-entry signs work but with the numbers inverted. It would still look a bit weird when it's in the middle of fading, with parts of it showing through itself kind of like the Half-Life holograms.
