So it's like this:

I need to put areaportals in some doorways. Is just using the tools/areaportal texture enough, or do I have to tie the brush to func_areaportal too?

simply to prevent lag, personally I think this is the hardest part in mapmaking

Lag is the latency between the server, you, and other clients. It doesn't really have anything to do with lag. But i know what you mean.

areaportals are basically another way to control what is and isn't rendered ingame. Whilst hint brushes restrict rendering in a static sense, areaportals are more dynamic (and useful some would say). Using an areaportal you can close of area's of the map from being rendered even if the player can directly see it (hint brushes cannot). You can also turn them on and off relative to a players position or through the activity of certain entities (the state of doors being the main one (open/closed)).

They are basically used to increase map performance.
