Lightmap issues

So I've created a few displacements which I am using for blending concrete and grass textures, but I am getting really ugly and dark shadows at the edges. I figure it's an issue with the lightmaps.

I try to change the lightmaps for all the displacements (some are 28, some 20, others 18), but when I try to change them all to 16 they just go back to what they were before. Any help would be appreciated. Thanks.

That's caused when you create the whole brush as a displacement, not as a result of a lightmap error. Source tries to create shadows along the sides of adjacent displacements since they have faces sitting right against each other if you converted the whole brush. Just destroy any side and bottom displacements in the area effected and it should fix it. If you're making ground displacements for walkable terrain or cliffs in the skybox, you won't need any faces but the top anyway.

EDIT: As Aly said, if you run VRAD on fast it'll do that even if you made the displacements correctly.

Hmm, doing this apparently had no effect. The lightmap still goes back to what is was when i try to change it.

And I'm running VRAD and VVIS on normal.

Update: It seems to have been fixed. After about 3 compiles it fixed itself. Thanks anyways though
