hey, sorry for what is probably a noob question, but I've been searching and can't find the info I need.

Well the title pretty much says it, some of my area portals are showing up as if there's nothing on the other side until I run through it. I can't find any leaks. and for now the entire map is sealed in the skybox with a floor at the bottom.

**update** I found a few leaks and fixed those, and also made a skybox camera. Now most of the area ports dont show the area on the other side. but everything on the other side of that area. Could this be caused by leaks that I haven't found yet?

they're all func_areaportals.

I had this in my map, it said i had a leak in mid air in the middle of a player clip (there was no actual leak) so i had to just delete the area portals!

I have this in 1 of the portals of my map. All the others work fine... no leaks, no errors

You're probably using the window version of the areaportal. At least, thats what caused mine to do the same thing. I never got that to work - it would just always be off. If that's the case, just use the normal func_areaportal on default settings.

1st pic is standing in front of a portal in tunnel right next to the gun, which is showing the outside of the map in the skybox for some reason

2nd pic is looking into a room from outside the AP, 3rd is taken just inside the AP.

I also did a point file and couldn't find anything.

Actually, it's not that it's always closed, just that it closes as you move away from it. You can use func_areaportalwindow to replace the areaportal with another brush so that you don't see anything apparently wrong behind the window when it closes.
